RESPOND | DETECT | DRY | RESTORE
Our Process
Step 1
Inspection and Assessment
BOSS IICRC-certified technicians will thoroughly inspect the immediate fire or water damage and any hazardous areas. Next, we prepare an immediate remediation plan. This may include identifying the type of water (clean, grey, black water or soot, mold, etc.) and the affected materials, such as walls, floors, ceilings, and furniture. BOSS will also help with packing, removing, and storing any home contents necessary.
Step 2
Water Extraction and Removal of Hazardous Material
Wet areas are prioritized, and professional-grade equipment, such as pumps, suction mats, and dehumidifiers, are placed to remove standing water and completely dry excess moisture to prevent further damage. Any structural areas that need to be removed due to fire or hazard is also performed
Step 3
Documentation
Throughout all stages of the damage control and restoration, BOSS will take photos and video to create a complete documentation of the disaster and restoration process to ensure the property was adequately treated and for insurance providers.
Step 4
Cleaning and Sanitization
All affected surfaces, including walls, floors, and furniture, are cleaned, disinfected, and sanitized to remove contaminants and prevent mold and bacterial growth.
Step 5
Mold Remediation
If the water damage is remediated quickly there should be no mold. However, if mold is detected during the inspection or restoration process, proper mold remediation procedures are followed to safely remove and prevent further mold growth.
Step 6
Restoration and Repairs
This may involve repairing or replacing damaged materials such as drywall, flooring, and furniture. The goal is to restore the property to its pre-damaged condition.
NOTE: It is essential to get the most out of your insurance adjuster to allow BOSS technicians to remediate and restore the property.

BOSS Disaster Restoration provides 24/7 water, fire, storm, and mold restoration throughout Summerville, SC — from the Victorian homes of the historic downtown district to Ashborough, White Gables, The Ponds, and the new construction filling Nexton and Cane Bay. Summerville anchors the Dorchester County side of our Tri-County service area, and since 1993 our IICRC-certified crews have handled what Flowertown’s geography actually produces: rainfall flooding along the Sawmill Branch drainage, pine-strike storm damage, and the hidden mold that year-round Lowcountry humidity feeds in bathrooms, attics, and behind walls. One call to (843) 884-4000 covers mitigation through rebuild under our SC General Contractor license (LIC #G115041).

Summerville's Water Problem Is Rain, Not the Ocean

Summerville sits 25 miles inland, so storm surge isn’t the threat here — drainage is. Heavy rain events overwhelm the Sawmill Branch Canal and the low, swampy ground the town was built around, sending water into garages, crawl spaces, and slab-on-grade living rooms that have never seen a flood map claim. That distinction matters twice: once for the cleanup, because rising rainwater is handled as contaminated Category 3 water with removal of soaked porous materials, and once for the insurance, because rising water typically falls under flood coverage rather than the homeowners policy. BOSS documents the water’s source and path on every Summerville loss — moisture readings, photos, Matterport 3D scans — so the right policy responds. Standing water right now? Our flood damage restoration and water damage restoration crews dispatch across the Tri-County 24/7.

Mold Remediation in Summerville — Historic Homes, Closets, and New Builds

Mold remediation in Summerville follows the same IICRC S520 process we run everywhere — containment, negative air with HEPA filtration, removal of contaminated materials, and repair of the moisture source (the complete process is on our mold remediation page). What Summerville adds is variety: in the Ashborough-era homes off Central Avenue, the growth we find most often traces to aging bathroom ventilation, slow plumbing leaks inside walls, and HVAC condensate lines sweating in attics and closets; the historic district’s plaster-and-pine construction hides growth that careless demolition destroys along with the mold; and in Nexton and Cane Bay we regularly remediate homes under ten years old, where AC condensate failures and tightly sealed, under-ventilated interiors prove that new construction isn’t mold-proof in this climate. Mold can begin growing within 24–48 hours of water intrusion, according to the EPA — in a Summerville August, we treat that as a deadline, not a guideline.

Storm Damage in the Flowertown Pines — Tree Strikes to Full Rebuild

Summerville’s pine canopy is the town’s signature and its biggest storm liability: named storms and even strong summer thunderstorms drop limbs and whole trees onto roofs, opening homes to wind-driven rain in minutes. Hurricane Hugo proved in 1989 that hurricanes don’t stop at the coast — its inland track hit Summerville hard, and hurricane season (June 1 – November 30) still runs that risk every year. When a tree comes through the roof, BOSS handles the whole sequence: emergency tarp-over and board-up, water extraction and structural drying with LGR dehumidifiers, and — because we’re a licensed general contractor — the roof, framing, and interior rebuild through our storm damage restoration team, alongside fire and smoke restoration when lightning strikes are part of the story.

How Summerville's Housing Stock Shapes the Restoration Plan

Mount Pleasant’s homes span more than a century of construction, and the losses we see track the era of the house — which is why our remediation plans start with what the home is built from, not a one-size template.

Home EraWhere You'll Find ItMost Common Losses Boss Sees
Historic / Victorian eraDowntown historic district, streets off Hutchinson SquarePlaster and heart-pine water damage best dried in place, roof leaks in aging structures, moisture trapped in original wall assemblies
1970s–1990sAshborough, Ashborough East, Quail Arbor, Corey WoodsAging supply lines and water heaters, HVAC condensate leaks and hidden in-wall mold, drainage backups in low-lying lots
2000s–todayNexton, Cane Bay, White Gables, The Ponds, Carnes CrossroadsSecond-floor laundry/bath leaks into finished ceilings, AC condensate overflows, attic humidity mold in tight builds

The plan changes with the structure — what saves a 1900s heart-pine floor ruins nothing in a 2020 Nexton build, and vice versa. That’s the difference between a remediation plan and a template.

Summerville Restoration FAQs

Summerville is core service area, not an outer edge — it anchors the Dorchester County side of the Tri-County territory BOSS has covered since 1993. Crews dispatch 24/7 from our Mount Pleasant headquarters with truck-mounted extraction and full drying equipment; nights, weekends, and storm events included.

Yes — Nexton and Cane Bay homes under ten years old are regular remediation jobs for us. Tightly sealed new construction holds indoor humidity when ventilation falls behind, and the usual triggers are AC condensate line failures, bathroom exhaust that vents into the attic, and slow leaks at second-floor laundry connections. A musty smell in a 2020 build is worth a free assessment, not disbelief.

Usually not if the water rose from outside — rainfall flooding along drainage areas like Sawmill Branch typically requires separate flood insurance, while sudden internal losses (burst pipes, water heater failures, appliance leaks) are usually covered by the homeowners policy. The source determines the policy, which is why BOSS documents it with readings and photos on every job and bills the responding carrier directly on covered losses.

It depends on the containment size, how much material must be removed, and whether the moisture source needs repair — a closet wall and a full crawl space are different jobs by an order of magnitude. BOSS provides a free assessment in Summerville and the rest of the Tri-County, and when mold traces to a covered water loss, insurance may pay for the remediation.

Call immediately, even at 2 AM: the first steps are emergency tarp-over and board-up to stop water entry, then extraction and drying of everything the rain reached. Photograph the damage before anything is moved if it’s safe to do so. Because BOSS is a SC Licensed General Contractor (LIC #G115041), the same company that dries the house rebuilds the roof and interior — one claim file, start to finish.

Nichole was fantastic. She really knows her stuff. I had a family member's home that had a smoke smell and she assisted with treatment to have it resolved. She came after hours and coordinated with the listing agent as we were putting house on market. I wish I contacted her sooner because there was a paint primer that would have made the process faster Highly recommend

We had significant water damage in our home and Boss was out within a few hours. Jordon was our point-person from start to finish of the mitigation and demolition work and from the beginning, he made a stressful situation as easy to deal with as possible given the circumstances. He was always easy to get ahold of by phone and text and was incredibly responsive anytime we had questions (which, as first-timers going through something like this, we had a lot of). He took the time to explain the work his team was doing and helped us understand each step of the process, which we really appreciated. Highly recommend working with Jordon and the Boss team if you need a restoration services company.

Boss came out on a Saturday night within about 45 minutes of our call. Jordan B. cleaned up 3 rooms of standing water, got fans and dehumidifiers going right away. He returned each day for several days to ensure our home was drying out properly. Because this wasn’t covered by our insurance, he was able to conservatively remove sections of drywall and insulation to limit damage and repairs as much as he could while still getting us dry. He treated the studs to avoid mold growth. Each day he came into our home with a smile and compassion for us. While we hope to never have another disaster, if we should, I know Jordan will take care of us. Thank you, Jordan . Best of luck to you sir.
