How mold remediation works in a Charleston home

Remediation follows the IICRC S520 standard: fix the water, contain the area, remove what cannot be cleaned, clean what can, and verify. The order matters. Containment before removal keeps spores out of the rest of the house; source repair before anything else keeps the mold from coming back.

  1. Moisture inspection Moisture meters and thermal imaging locate where the water is coming from and how far it has travelled inside walls, subfloors and insulation. If the source is an active leak, emergency water removal comes first.
  2. Containment The affected area is sealed with plastic sheeting and placed under negative air pressure so that disturbed spores are pulled through HEPA filtration instead of spreading to clean rooms.
  3. Contents decision Everything in the contained area is inventoried, photographed and sorted: cleanable on site, cleanable at our facility, or non-salvageable. Items leaving the house are packed, labelled and logged. See the table below.
  4. Removal Porous building materials with growth (drywall, insulation, carpet pad) are bagged and removed inside containment. Framing and other structural surfaces are cleaned by HEPA vacuuming, damp wiping and, where warranted, abrasive methods.
  5. Antimicrobial application and drying Cleaned surfaces are treated with an antimicrobial and the area is dried to target moisture content with air movers and LGR dehumidifiers.
  6. Clearance and pack-back Once the area passes visual inspection and, where the scope calls for it, third-party clearance testing, cleaned contents are returned from climate-controlled storage and set back in place.

Where the cause is water damage that was not dried quickly enough, the mold work is the second half of a water damage restoration job and is scoped together with it.

What happens to your belongings during mold remediation

Most remediation companies treat the building and leave the contents to the homeowner. We are a contents company first. Every item in the affected area is assessed by material, because the material decides whether mold can be removed from it. Non-porous items are almost always recoverable; porous items with visible growth usually are not; the semi-porous middle is where the judgement and the equipment matter.

Items that leave the house go to our temperature-controlled facility, where they are cleaned with ultrasonic machines, drying rooms and ozone rooms, and stored until the property is ready for pack-back. Each item is photographed and labelled before it is wrapped and boxed, so the inventory record matches what the adjuster sees and what comes home. Non-salvageable means an item cannot be returned to a pre-loss condition at a cost that makes sense against its value. The decision is made item by item, documented with photographs, and recorded on the inventory for the insurance claim. Nothing is thrown away without that record.

Where Lowcountry mold comes from

Charleston sits in one of the most humid climates in the country, and most homes in Berkeley, Charleston and Dorchester counties are built over a crawl space. A crawl space that runs at high humidity through the summer will grow mold on the joists and subfloor without any leak at all. West Ashley, James Island and the older neighbourhoods of Mount Pleasant are where crawl space moisture is a recurring problem. Crawl space mold remediation is part of this service: inspection, containment, cleaning of the framing, and a moisture plan, which usually means a vapor barrier and dehumidification so the growth does not return.

The other common sources are ordinary water losses that were not dried fast enough: an appliance supply line, a roof or window leak during a storm, a burst pipe in a winter cold snap, and storm or tidal flooding. The category of water involved changes what can be saved.

  • Category 1 (clean water), from a supply line or a rain leak, rarely affects contents beyond what got wet; most items are recoverable if dried within a day or two.
  • Category 2 (grey water), from a washing machine or dishwasher overflow, carries contaminants; porous items that were saturated are usually not recoverable.
  • Category 3 (black water), from sewage, storm surge or tidal flooding, is contaminated; porous contents that contacted it are non-salvageable, and the mold that follows is handled as a contaminated loss.

How fast mold grows after water damage

Mold can begin to germinate on wet drywall, wood, insulation and fabric within 24 to 48 hours of water intrusion, and visible colonies typically establish within one to three weeks. In Charleston's humidity the timeline runs toward the fast end, and it keeps running after the water is gone if the materials are not dried. This is why a slow or do-it-yourself dry-out after a leak so often becomes a mold job a few weeks later.

The EPA does not recommend bleach for routine mold clean-up, and on porous materials it tends to leave growth behind the surface. Moldy porous materials need removal; salvageable surfaces need HEPA vacuuming and antimicrobial treatment.

Mold and your homeowners insurance

Whether a mold loss is covered depends on the policy and on what caused the mold. Growth that follows a sudden, covered event, such as a burst pipe, is often covered, sometimes up to a stated mold limit. Growth that comes from long-term humidity, maintenance or a leak that went unreported for months is often not. Only the policy and the adjuster can say for a given claim; we do not make coverage promises.

What we do is make the claim easy to assess. Adjusters approving a mold or contents claim need three things: proof of the cause, a record of what was affected, and a line-by-line account of what was cleaned, what was disposed of and why. What is the difference between mold removal and mold remediation?

Mold removal is the physical act of taking mold-affected material out of a building. Mold remediation is the whole job: finding and fixing the moisture source, containing the area, removing or cleaning affected materials, drying, and verifying the result. Removal without remediation leaves the cause in place, and the mold returns. Mold spores exist in every building; the goal of remediation is to return the space to a normal, healthy condition, not to make it sterile.

How long does it take to remediate mold in a house?

A contained area of one or two rooms is typically a matter of days from containment to clearance. A whole-house loss with contents pack-out, structural drying and rebuild takes longer, and the drying phase is set by moisture readings rather than a calendar. We give a scoped timeline after the moisture inspection, not before it.

Can you be in your house during mold remediation?

Often, yes. The work area is sealed under negative air pressure, so spores disturbed inside it are filtered rather than released into the rest of the house. Whether the family stays depends on how much of the home is affected, whether the kitchen or bathrooms are inside containment, and whether anyone in the household has respiratory conditions or a compromised immune system. We tell you plainly which it is.

What to throw away after mold remediation?

Porous items with visible growth: mattresses, carpet and pad, particleboard furniture, foam, and paper that was saturated. Most non-porous and semi-porous items, and most textiles without visible growth, can be cleaned. We sort every item by material, photograph it, and record the decision on the inventory, so nothing is discarded without a reason your adjuster can see.

Can mold grow back after remediation?

Yes, if the moisture comes back. Mold needs water; remove the water and the growth stops. Recurrence almost always means the original source was not fixed, a new leak started, or a crawl space is still running at high humidity. That is why the moisture plan is part of the job and why we re-check readings before pack-back.

Will homeowners insurance cover mold in a crawl space?

Crawl space mold is usually attributed to humidity and maintenance rather than a sudden event, and policies commonly exclude it on that basis. If it followed a covered water loss, such as a burst supply line under the house, it may be covered within the policy's mold limit. Check your policy's mold provision, or ask us to look at it with you before the adjuster visit.

Is mold considered uninhabitable?

Not automatically. There is no federal or South Carolina standard that declares a home uninhabitable at a given mold level. Whether a home is safe to occupy during remediation depends on the extent of growth, the water category involved, and the occupants' health. Where Category 3 water is involved or growth is widespread, we recommend staying out of the affected areas until clearance.

Boss came out on a Saturday night within about 45 minutes of our call. Jordan B. cleaned up 3 rooms of standing water, got fans and dehumidifiers going right away.
