Most water losses in the Lowcountry are ordinary: a supply line, a water heater, a washing machine hose, a roof that let go in a storm. What makes them expensive is time. Drywall, subfloor and furniture that are dried within a day or two are usually saved; the same materials left wet for a week are usually replaced, and mold has started. How water damage restoration works

Restoration follows the IICRC S500 standard, which is the document adjusters use to judge whether a water job was done correctly. The sequence is fixed for a reason: extracting before drying removes most of the water in hours rather than days, and documenting before demolition is what gets the claim paid.

  1. Stop the source Shut-off, temporary repair or, for a roof or window, tarping so no more water enters. Active leaks are handled under emergency water removal.
  2. Inspect and document Moisture meters and thermal imaging map how far the water has travelled into walls, subfloors and insulation. Photographs, moisture readings and, on larger losses, a Matterport 3D capture record the property before anything is moved.
  3. Protect the contents Furniture is blocked or lifted off wet floors, rugs and textiles are removed, and anything that cannot dry in place is inventoried, photographed and packed out to our facility.
  4. Extract Truck-mounted and portable extractors remove standing water and pull water out of carpet and pad. Saturated materials that cannot be dried, such as wet drywall below the flood line and carpet pad, are removed.
  5. Dry Air movers and low-grain refrigerant (LGR) dehumidifiers are set to a calculated drying plan. Readings are taken daily and logged; drying is finished when the materials reach their dry standard, not when a number of days has passed.
  6. Verify and restore Final moisture readings confirm the structure is dry. Antimicrobial treatment is applied where the water category calls for it. Repairs, floor restoration and the contents pack-back follow.

Water categories and what they mean for your home and belongings

The IICRC classifies water by contamination, and the category decides what can be saved. The same volume of water from a burst supply line and from a tidal flood are two different jobs.

A Category 1 loss that is left wet becomes Category 2 and then Category 3 as bacteria and mold grow. That is the practical reason speed matters more than anything else on a water job. Category 3 storm and flood events are handled under flood damage restoration.

Water mitigation is the first phase of the job: stopping the water, extracting it and drying the structure so the damage stops getting worse. Water damage restoration is the whole job, including the repairs and the contents. Insurance adjusters often scope the two separately; we do both.

What happens to your belongings after water damage

Most restoration companies dry the building and leave the contents to the homeowner and the adjuster. We are a contents company first. Every item in the affected area is assessed, and anything that cannot be dried in place is inventoried, photographed and packed out to our temperature-controlled facility, where it is cleaned with ultrasonic machines, drying rooms and ozone rooms and stored until the house is ready. Clothing and textiles go for professional laundering or dry cleaning. Documents and photographs are dried flat before they are handled. Electronics are assessed before power is applied.

  • Usually saved: solid wood furniture, metal, glass and ceramics, framed art with dry backing, most clothing and bedding from a Category 1 loss, electronics that were not submerged.
  • Case by case: upholstered furniture, rugs, leather, particleboard furniture that has swollen, books and paper that are damp rather than saturated.
  • Usually replaced: mattresses and box springs that were saturated, carpet pad, anything porous that contacted Category 3 water.

Hardwood floors, drywall and ceilings

Three questions come up on almost every Charleston water job, and the honest answer to each depends on how long the material was wet.

Hardwood floors. Solid hardwood that cupped from a Category 1 loss can often be saved with a drying mat system that pulls moisture up through the boards, followed by weeks of monitoring before any sanding. Engineered and laminate floors delaminate when saturated and are usually replaced. Either way, the subfloor beneath is checked with a moisture meter; a dry surface over a wet subfloor is the most common reason floors fail months later. Floor drying and refinishing are handled under floor restoration.

Drywall. Drywall that was wet briefly from clean water and is still firmly fastened can usually be dried in place. Drywall that sags, crumbles, shows staining above the water line or contacted Category 2 or 3 water is cut out, typically in a flood cut a set height above the water line, and replaced after the cavity behind it is dried.

Ceilings. A ceiling stain means water is or was above it; the ceiling is the symptom. The source is found first, then the cavity is opened and dried. Wet insulation above a ceiling is removed because it does not dry in place and it holds water against the framing.

How fast mold starts after water damage

Mold can begin to germinate on wet drywall, wood, insulation and fabric within 24 to 48 hours, and in Charleston's humidity it runs toward the fast end of that range. Visible growth is typically established within one to three weeks. A water loss that is dried within the first two days is a drying job; the same loss dried a week later is a drying job and a mold remediation job. This is also why a fan and an open window are not a drying plan: household equipment cannot pull moisture out of a subfloor or a wall cavity, and the materials stay wet on the inside long after the surface feels dry.

Does homeowners insurance pay for water damage restoration?

Usually, when the water came from a sudden and accidental event inside the home: a burst pipe, a failed appliance hose, a water heater that let go. Usually not, when the damage came from a slow leak that went unaddressed, from seepage or groundwater, or from lack of maintenance. Flooding from outside the home, including storm surge and tidal flooding, is excluded from standard homeowners policies and is covered only by a separate flood policy. Only the policy and the adjuster can say for a specific claim, and we do not make coverage promises.

What is the meaning of water mitigation?

Water mitigation is the emergency phase of a water loss: stopping the source, extracting standing water and drying the structure so the damage does not continue to spread. It is what happens in the first hours and days. Restoration is the full job that follows, including repairs and the return of cleaned contents.

How do you dry out a house after water damage?

Extract the standing water first, remove materials that cannot dry such as wet carpet pad and saturated drywall, then run air movers and LGR dehumidifiers to a calculated plan while taking daily moisture readings. Drying is finished when the materials meet their dry standard on a meter, not when the surface feels dry. Household fans and open windows cannot dry a wall cavity or a subfloor.

Can water damage go away on its own?

The water evaporates; the damage does not. Drywall that dried on its own still has its paper face weakened, subfloors that dried slowly still cup and delaminate, and any material that stayed wet for more than two days in Charleston's climate has very likely grown mold inside the cavity where it cannot be seen. Water that was dried on its own is worth inspecting with a moisture meter before the walls are closed.

How to tell if water damage is permanent?

Material by material, with a moisture meter and an inspection of what is behind it. Staining, swelling, cupping, sagging, a musty odour or paint that has lifted are signs the material was wet long enough to change. Solid wood and masonry usually recover; particleboard, saturated drywall, carpet pad and insulation usually do not. The inspection tells you which, and it is recorded for the claim.

Do you have to replace drywall after water damage?

Not always. Drywall that was briefly wet from clean water and is still firmly fastened can often be dried in place. Drywall that is sagging, crumbling, stained above the water line, or that contacted grey or black water is removed and replaced after the cavity behind it is dried.
